Our Course Helps You
Want the Details? Here's a Breakdown of the Entire Course
MODULE 1: The Foundation

Lesson 1: Why should I invest in rental property?

When it comes to getting started as a real estate investor, it's critical to ensure that you understand you're why. Knowing why you're starting down this journey toward financial independence will only keep you focused when it gets tough. Plus it helps you to stay loyal to your purpose and goal of investing.

Lesson 2: Overcoming fears & objections

This lesson is focused on laying the foundation for your real estate investing journey. We will be spending time reflecting on why exactly you are ready to take this step toward controlling your future.

Lesson 3: Personal Financial Audit

This lesson is focused on laying the foundation for your real estate investing journey. We will be spending time reflecting on why exactly you are ready to take this step toward controlling your future.

Lesson 4: The Money Mindset

Your relationship with money, believe it or not, will have a major influence in your journey with investing. How you were raised and your feelings about money will play into your ability to take risks with investing.  Reflecting on your money blueprint and getting in the right mindset for buying rental property will be critical to your success.

MODULE 2: Understand Financing

Lesson 1: Finding a Mortgage Lender

Most believe that a loan officer's job is to help them get a loan to buy the property they want. The reality is that if you work with a loan officer who has extended their own education in the field, they will be able to be much more than jus the middle man between you and the bank.

Working with a CMPS, will offer you the opportunity to work with someone who can talk strategy with you and provide you with various loan scenarios so that you can make the best decision possible for you in regards to buying the property.

Lesson 2: Estimating Your Qualifying Range

If you're planning to obtain financing from a bank you will have to be approved by the financial institution in order to get money to buy the property. There are a lot of things that are taken into consideration when determining whether you can qualify. However, one of the major pieces is the debt to income qualifying ratio that lenders will run.

This ratio compares your debt to your income to see what your price range is for buying a property. We show you how to estimate your budget and what documents you will need to start gathering to submit to a bank for approval.

Lesson 3: Commonly Used Financing for Getting Started

When it comes to financing the purchase of your property, there is no one size fits all method. There are some many ways that you can go about finding funding to make your deal happen. In this lesson we are breaking down some of the most used ways rookie investors go about funding the acquisition of their first property.

This lesson is slightly different in that the lesson is broken into multiple videos. The main video on this page will introduce you to this lesson and the videos you'll see below will break down the different paths of funding.

MODULE 3: Conduct Market Research

Lesson 1: Investor Friendly Agents

Surrounding yourself with like minded individuals who understand your goal is half the battle in investing in real estate. You don't have to be an island in this journey and your journey will be more fruitful and less stressful if you get this one person on your team first.

In this video, we share with you the questions you should be asking a realtor when interviewing them to find out if they'll fit your goals.

Lesson 2: Finding Properties

Everyone wants to know where's the best place to find properties. And the truth is, there are a ton of resources out there for you.

In this step, we are going to show you how having a realtor can save you a ton of time when it comes to finding properties. We'll also show you a variety of sites that are online where you can start looking yourself for properties. Some even have more favorable down payments options for investors.

Lesson 3: Researching Rental Markets

There's no sugar coating anything here in our community. There is a lot to learn when it comes to investing in rental property. But what is interesting is that you can't just learn the tips and strategies about just investing in rentals. Yes, you have to know how to run the numbers on a deal and you have to know what resources are out there to find properties.

But the truth is you HAVE to learn about how you become a student of the market you want to invest in. You need to know and should want to know the ins and outs of the community/city you plan to invest in. Whether you're looking to invest in a metro city area or out in the country in a small town.

Lesson 4: Market Audit: Track Listing Prices

It's important to get an idea of what properties in your market are listing for and will help you start to get a good pulse on your market. Yes, what really matters is the sales price; however, knowing what things list for is critical to finding good deals.

If you know what properties list for in your market and see something come up that seems way under priced, it could be an opportunity for you to snag a good deal. If you didn't have a pulse on listing prices, you'd never know a good deal when you see one come up.

Lesson 5: Market Audit: Track Closed Sales

Knowing this information can help you when it comes to making offers and negotiations. Many sellers will tend to follow market trends in the area, so if you find that properties are generally selling for $5-10k below ask that's important for figuring out your starting numbers.

Remember, if you'll be using financing you will need an appraisal. The appraisal will be looking at market comparable of recently sold properties to determine the value of the property you want. If you've been tracking this, it will help you to not overpay for a property.

Lesson 6: Market Audit: Track Rental Amounts

This video lesson is the second of three 'workshop' type videos. You should have your spreadsheets up, finding property resources ready and be ready to get to work. This video will focus on showing you how to track for closed sale prices in your community you plan to invest in.

MODULE 4: Analyze Deals

Lesson 1: Determining Great Deals

In the world of real estate investing, everyone seems to talk about getting a "great deal". But, what does that really mean? In this video, we break down what it takes to find good deals in your market.

While there may not be a one size fits all answer to this question, it's important to understand the necessary things you will need to do to start learning how to find great deals in your market.

Lesson 2: What's in an Analysis

Knowing what numbers to include in your analysis of a potential property is critical to getting an accurate financial pictures of the investment. The numbers you need to run your analysis you can find on listings and by asking your realtor or the sellers specific questions.

Find out what numbers you need to know so that you make the investment possible in this video.

Lesson 3: How to Run an Analysis

This is probably the most important lesson of the entire workshop. The reality is when you are investing in rental property, it's all about the numbers. Making sure you run a thorough analysis on a deal will make or break whether or not you keep money in your pocket or lose money every month.

In this lesson, we will walk you through how to find the information you need on listings and how to use our property analyzer so that you can run a thorough analysis on your potential deals.

Lesson 4: Understanding Return on Investment

Once you can wrap your head around the idea of ROI you will be off to the races when it comes to analyzing deals. This video lesson breaks down what a return on investment is, how it should impact your analysis of a deal and why it 'levels the playing field' so to speak when it comes to comparing and contract properties to one another.

ROI really focuses on the importance of what a property yields as a return and moves away from the arbitrary nature for us to want properties for the cheapest price. Sometimes the cheaper properties are not the better deal.

MODULE 5: Due Diligence

Lesson 1: The Right Questions to Ask

Asking the right questions is an important factor when you are inquiring about a property. It's easy, as a rookie investor, to overlook many of the things an investor should pay attention to. As an investor, you need to be asking questions about leases, payment histories, seller motivation to sell, utilities, and more.

Use our checklist that has questions that you should be asking when inquiring about a property.

Lesson 2: What to look for when viewing a Property

Looking at a property can be overwhelming to say the least. There are so many things that one must look at and inquire about to ensure they are buying a property that meets your goals. The reality is when you are looking at property as an investor, there are some major things that you need to pay attention to as an investor.

In this video, we'll talk about the key things you need to look at when viewing properties so that you don't disregard the high ticket items that can break the bank

Lesson 3: Capital Expenditures

This is one of the areas that I can tell you we didn't focus on enough when first got started.  And we've learned our lesson and now stress this big time when it comes to due diligence.  Paying attention to the cap ex items (roof, electrical, plumbing, HVAC, etc.) is critical to your analysis.  Why?

Because these items are expensive and they could literally eat up your cash flow from an entire year if you don't prepare and save for the replacement of them.  We break this down and explain how you can prepare for this expenses so it doesn't kill the deal.

MODULE 6: Close the Deal

Lesson 1: Understanding the Contract

Offers go a lot deeper than simply choosing a price you want to pay for a property. There are 7 different pieces that you must consider as an investor when you are putting together an offer. It's important that you understand each piece and how they play into the offer puzzle. Even more understanding each piece entirely allows you to get creative with the way you construct offers.

Lesson 2: Understanding Contingencies

In this video, we break down each contingency that you can include in your offer and real estate contract. Each contingency is in place to protect you, the buyer, and so it's important that you understand how each one works for you.

The home inspection, appraisal and financing contingency occur sequentially from the day you ratify the contract to the day of closing and serve as check points along your journey.

Lesson 3: Tips for Making Competitive Offers & Negotiations

Once you understand all of the components that go into making an offer, now you can start thinking strategy. We give you tips for strategically thinking about the offers you are making. Even more, we'll show you how you can set yourself up to potentially get the offer you want accepted.

Lesson 4: Preparing for Closing

There are a number of things that you need to ensure are scheduled and ready to go for the closing day. This lesson goes over all of the various pieces of the puzzle that you must get in order so that when you get to closing day, you can sign on the line and become and investor.

You don't have to do this alone...

I was in your shoes six years ago. I knew nothing about real estate.
I knew nothing about investing.

For crying out loud, my husband laughed at me when I didn't know what an (ROI)
return on investment meant. (If you're reading this and don't know yet, you will soon!)

Once he convinced me to take the plunge and buy our first true rental property,
I dedicated myself to learning as much as I could.

Fast forward sixish years, and I've left my teaching job and am able to be
home with our three children and manage over a $3 million rental portfolio.

I want to help you start that real estate investing journey. I want you to
be able to not feel 'stuck in your own life.'

Because I know how it feels to be overwhelmed, clueless and scared to lose money.

So take that first step and join me in our course that is specifically designed
to get you your first rental property.
