Most believe that a loan officer's job is to help them get a loan to buy the property they want. The reality is that if you work with a loan officer who has extended their own education in the field, they will be able to be much more than jus the middle man between you and the bank.

Working with a CMPS, will offer you the opportunity to work with someone who can talk strategy with you and provide you with various loan scenarios so that you can make the best decision possible for you in regards to buying the property.

Lesson 2: Estimating Your Qualifying Range

If you're planning to obtain financing from a bank you will have to be approved by the financial institution in order to get money to buy the property. There are a lot of things that are taken into consideration when determining whether you can qualify. However, one of the major pieces is the debt to income qualifying ratio that lenders will run.

This ratio compares your debt to your income to see what your price range is for buying a property. We show you how to estimate your budget and what documents you will need to start gathering to submit to a bank for approval.

When it comes to financing the purchase of your property, there is no one size fits all method. There are some many ways that you can go about finding funding to make your deal happen. But what is interesting is that you can't just learn the tips and strategies about just investing in rentals. Yes, you have to know how to run the numbers on a deal and you have to know what resources are out there to find properties.

But the truth is you HAVE to learn about how you become a student of the market you want to invest in. You need to know and should want to know the ins and outs of the community/city you plan to invest in. Whether you're looking to invest in a metro city area or out in the country in a small town.

It's important to get an idea of what properties in your market are listing for and will help you start to get a good pulse on your market. Yes, what really matters is the sales price; however, knowing what things list for is critical to finding good deals.

If you know what properties list for in your market and see something come up that seems way under priced, it could be an opportunity for you to snag a good deal. If you didn't have a pulse on listing prices, you'd never know a good deal when you see one come up.

Lesson 5: Market Audit: Track Closed Sales

Knowing this information can help you when it comes to making offers and negotiations. Many sellers will tend to follow market trends in the area, so if you find that properties are generally selling for $5-10k below ask that's important for figuring out your starting numbers.

Remember, if you'll be using financing you will need an appraisal. The appraisal will be looking at market comparable of recently sold properties to determine the value of the property you want. If you've been tracking this, it will help you to not overpay for a property.

As an investor, you need to be asking questions about leases, payment histories, seller motivation to sell, utilities, and more.

This is one of the areas that I can tell you we didn't focus on enough when first got started.  And we've learned our lesson and now stress this big time when it comes to due diligence.  Paying attention to the cap ex items (roof, electrical, plumbing, HVAC, etc.) is critical to your analysis.  Why?

Because these items are expensive and they could literally eat up your cash flow from an entire year if you don't prepare and save for the replacement of them.  We break this down and explain how you can prepare for this expenses so it doesn't kill the deal.

In this video, we break down each contingency that you can include in your offer and real estate contract. Each contingency is in place to protect you, the buyer, and so it's important that you understand how each one works for you.

The home inspection, appraisal and financing contingency occur sequentially from the day you ratify the contract to the day of closing and serve as check points along your journey.

Lesson 3: Tips for Making Competitive Offers & Negotiations  

Once you understand all of the components that go into making an offer, now you can start thinking strategy. We give you tips for strategically thinking about the offers you are making. Even more, we'll show you how you can set yourself up to potentially get the offer you want accepted.

Lesson 4: Preparing for Closing
